In recently constructed blocks of flats, heating and ventilation systems are installed with common areas and each flat having completely separate systems. In older buildings, however, it can be the case that a communal ducted heating system may still be in place, or there may be shared extract systems in bathrooms or kitchens. A Fire Risk Assessment (FRA) provides the backbone of a fire safety plan and is a necessary activity in a purpose built block of flats. Under the terms of the Regulatory Reform (Fire Safety) Order of 2005, a FRA must be undertaken by the responsible person. How important is it that we complete a fire risk assessment?
For fire prevention and fire safety, it's a must. It will help you to protect your staff, visitors, customers or occupants from the dangers of fire.
Legally, it's an obligation. Owners and commercial tenants of premises that are not covered by a current and relevant fire risk assessment run the risk of prosecution by the enforcing authorities. This can result in fines of up to £100,000, or even a jail sentence if a fire were to occur and you were found to have not taken all preventative measures.
In terms of insurance, if there was fire or smoke damage and you had not undertaken a fire risk assessment report; your insurers could refuse to pay and you may invalidate your cover.
